District Department of Transportation Awards Design Services for New Headquarters to FOX Architects

Washington, DC - December 13, 2010.  FOX Architects, LLC and GPI/Greenman-Pedersen, Inc. were selected by Monument Realty and the DC Department of Real Estate Services to design the new headquarters for the District Department of Transportation (DDOT) located at 55 M Street, SE, near Nationals Park, in the Half Street district of Washington, DC.

The 150,000 square feet office headquarters will be located on five floors of the building with occupancy expected in the summer of 2011. The project will enable consolidation of the administrative offices of the DDOT. The project is being designed to meet LEED ID&C v3.0 with a certification goal of Silver.  The building also has achieved LEED Gold.

FOX Architects designing the interior space for DDOT is enabling collaboration and communication by creating an open office environment. Conferencing areas and enclosed offices are located toward the center core of each floor to allow for optimal efficiencies and access to natural light for all employees. By employing environmental branding strategies, FOX Architects is creating a truly distinguished space for DDOT. Sustainable design strategies and materials are being utilized to meet the LEED Silver certification target.

GPI is providing engineering design services for the mechanical, electrical, plumbing, and fire protection systems for the project. Sustainable design strategies include reducing connected lighting power density to15% below that allowed by ANSI/ASHRAE/IESNA Standard 90.1-2007; installing occupancy sensors for 75% of the connected lighting load; and providing individual lighting controls for 90% of the occupants to enable adjustments to suit individual task needs and preferences.
